Rental Qualifications

How to Qualify 

Thank you for your interest in our units. We here at Tangi Community Development Corp pride ourselves in providing quality affordable housing to our community. When filling out an application please remember that all information requested is needed to determine eligibility. To maintain our apartments, provide quality housing, and reduce underutilization/overcrowding we have established occupancy guidelines. All decisions are based on HUD/HOME eligibility guidelines and must comply with equal opportunity and fair housing laws. This program is designed to facilitate the housing needs of low to moderate-income families.  Residence at our communities require that applicants meet certain qualifying standards established by the government.  This program is not connected with Section 8.  The same selection procedures will be used for all applications without regard to race, color, creed, sex, age, religion, national origin or handicap.

INCOME GUIDELINES

Residency in our communities are limited to those families having low to moderate incomes.  The current maximum allowable incomes (by family size) vary by location. 

Tangipahoa Parish Income Limits by Household Size

For a family of 1 the minimum and maximum incomes allowed are between $13,250 up to $35,300

For a family of 2 the minimum and maximum incomes allowed are between $15,150 up to $40,350

For a family of 3 the minimum and maximum incomes allowed are between $17,050 up to $45,400

For a family of 4 the minimum and maximum incomes allowed are between $18,900 up to $50,400.

For a family of 5 the minimum and maximum incomes allowed are between $20,450 up to $54,450

For a family of 6 the minimum and maximum incomes allowed are between $21,950 up to $58,500

For a family of 7 the minimum and maximum incomes allowed are between $23,450 up to $62,500

For a family of 8 the minimum and maximum incomes allowed are between $24,950 up to $66,550

Affordable Homeownership

Qualifications

Have you ever dreamed of becoming a homeowner? Does homeownership seem unattainable? Our organization can help you become a first-time homebuyer. We specialize in new construction and rehab. According to the *U.S. Department of Housing & Urban Development: 

  • Creditworthy low-income and minority families face significant barriers to sustainable homeownership, a major vehicle for building wealth and economic opportunity.

  • Access to sustainable homeownership is expanded with fiscal assistance, housing counseling, sound lending, flexible underwriting that ensures the ability to pay, and backing by FHA’s mortgage insurance.

  • Efforts to make homeownership accessible to low-income and minority households ultimately depend on economic recovery, a healthy housing market, and increased protections for consumers, investors, and taxpayers.

Tangi Community Development not only specializes in affordable rental options, but we help families transition from renting to home ownership. Our homeownership initiative is designed for families at or below 80% AMI. We take pride in assisting families in understanding homeownership is an option through homebuyer workshops and HUD certified housing counseling.
